Importance of selecting the right agent
Choosing a real estate agent is very important when listing or buying a property. Your choice in selecting a real estate agent can come down to your house selling or staying on the market.
It is always a good idea to do your research before selecting a real estate agent. What should you be looking for in an agent? Do a google search of the real estate agent you are interested in. Take a look at the publications, ads or local listings from the agent. Do they have many listings in your area? Do you like the layout of their ads?
Referrals from friends are always great things to have. Ask your friends and family which realtor they have used in the past. They may be able to recommend realtors to use and some not to use.
Has the realtor been in the business long or are they just starting out? Having a new realtor may not be a bad thing as they could be up-to-date on the newest technologies. Is the realtor familiar around the community? This is important because having a well-known realtor can make finding potential buyers much easier.
What type of customers do they usually deal with? Are they more experience with the age range your house attracts or will it be hard for them to find someone looking for the type of home you are offering? If you are selling a large family home, you don’t want a realtor who usually works with the elderly looking to downsize.
What is the price range of their average listing? Having a realtor who usually deals with houses in your price range will make it easier to find a house you're looking for or find potential buyers looking in your houses price range. If the realtor usually sells their homes in the million + range and your house is below that, you may want to take into consideration who their contacts may be.
What type of property do they specialize in. Do they usually sell farmland, condos, city properties or rural properties?
What type of marketing do they use? Marketing is extremely important when listing your property. Having a realtor who is up-to-date with the marketing technology is very important. 90% of home buyers are looking online for their future property. Will they be marketing for you both online are offline? Do they have access to the technology to create a 3D viewing of your property or walk through tours?
Does the realtor work alone or do they work in a team?
There are many things to consider when choosing your realtor. Be sure to consider all of your options. Selecting the right realtor can be the reason your house will sell.
